Harworth Completes Engineering Works Ready for Design & Build Opportunities at the AMP

Harworth Estates has announced that it has now practically completed its latest remediation contract ready for the next phase of development, branded “AMPlify”, at the internationally renowned Advanced Manufacturing Park in Rotherham.

Key Points

  • 25 acres of land now fully remediated, engineered and ready to build on with plots available between 1 and 25 acres.
  • AMPlify can accommodate a total of 465,000 sq. ft of new employment space, including a single unit of circa 200,000 sq. ft.
  • Development is primarily aimed at advanced manufacturers and their supply chains.

Following continued demand, Harworth has spent the past eighteen months preparing development platforms for future occupiers on 25 acres of land within the Advanced Manufacturing Innovation District that benefits from Government Enterprise Zone status.

This next phase of development – known as “AMPlify” – has the potential to deliver 465,000 sq. ft of new employment space.  This includes plots for units ranging from 25,000 sq. ft to circa 200,000 sq. ft and will build on the award-winning scheme’s success by offering Design & Build opportunities aimed at high-value advanced manufacturers and their supply chains.  Buildings will be made available to occupy by way of freehold or leasehold interest and Harworth will also consider freehold sales of plots of serviced land between 1 and 25 acres in size to owner occupiers.

The completion of these engineering works marks the latest phase of Harworth’s investment in the AMP, a flagship site for both Rotherham and the Sheffield City Region and widely recognised as the UK’s leading Enterprise Zone site.

The AMP is already home to businesses that provide world-class technology solutions for use in precision industries including aerospace, defence, construction, automotive, sport and others. It is home to world-class organisations such as Boeing, Rolls Royce, the University of Sheffield, Castings Technology International (CTI), Dormer Tools, Sandvik Coromant and TWI.  It forms part of Waverley – Yorkshire’s largest ever brownfield mixed-use development at 740 acres and is situated close to Junction 33 of the M1.

David Travis, Associate Director of Business Space at Harworth Estates, said: “AMPlify will offer some of the best Design & Build opportunities throughout Yorkshire and our decision to proceed with the development of new space at our adjacent “R-evolution” scheme will naturally support the expansion of some of the country’s leading high-value companies.  We look forward to welcoming further occupiers to the AMP, emphasising its place as a key commercial development within the Northern Powerhouse.”

The scheme will be marketed by jointly appointed agents Knight Frank and Gent Visick.

Rebecca Schofield, Partner at Knight Frank’s Sheffield office, added: “We continue to witness high levels of demand from occupiers looking for space on the Advanced Manufacturing Park.  AMPlify offers the flexibility to accommodate requirements from 25,000 sq. ft to 200,000 sq. ft, on a leasehold or freehold basis, in an area of the market where there is an undersupply of new commercial properties.  It is these elements of flexibility and market demand which underpin our confidence in the scheme’s success.”
